From the very beginning, Matt stood out among several agents we considered because of his extensive experience, humility, and genuine interest in understanding how we wanted to sell our home. What really separated Matt was his ability to recognize the value of the care, upkeep, maintenance, and improvements we had put into our home over the years. He did not simply look at numbers on a page or compare our home to others in the area. He took the time to understand the property, what made it special, and the condition in which we had maintained it. He combined that understanding with his knowledge of the market to determine the right listing price, one that reflected the value of our home while also generating strong buyer interest. Throughout the entire process, Matt was incredibly communicative, detailed, and organized. We always knew what was happening, what came next, and what we needed to do. He guided us with the confidence and knowledge that come from years of experience, while still making us feel that the decisions were ours. We truly felt that he was on our side every step of the way and was someone we genuinely trusted. The results speak for themselves. Our home sold for approximately 5% over asking, and we closed right on schedule. The photography and video were excellent, the staging was very well done, and the social media marketing helped showcase our home in the best possible way. I chose this team because they appeared at the top of my search results for Sugar Grove IL agents, but my experience with Miles was highly disappointing due to poor communication and unexpected costs.Here are the main issues I faced:High Fees & No Negotiation: -They charged a strict 3% commission with no room for negotiation. Once the contract is signed, you have very little flexibility. -Staging Costs: I was told staging would cost up to $5,000, and that Miles would cover any amount over that. The final stager bill was $7,500. To lower the price, the stager had to remove furniture items, the basement was left unstaged, and Miles did not cover the extra cost as promised. -Communication Barriers: Miles is difficult to reach. You must schedule phone calls just to ask simple questions. Unlike other agents who guide you step-by-step, he only answers specific questions directly asked. He does not proactively offer advice or options. -Vendor Pricing: After our home inspection, the repair costs he presented were extremely high. Only after I pushed back and had a long discussion did the price come down. It felt like there was no effort to protect my wallet. -Closing Cost Surprises: Closing fees were not explained to me clearly. I was told the closing company fee would be $680, but it was actually $1,250. I also faced unexpected charges like $3,350 for title insurance and $550 for a survey, ending up with thousands in extra closing costs. While Miles did sell my house quickly because I was in a rush, I believe the speed comes from estimating the house on the lower side. Most of the actual transaction work was handled by the attorney and the closing company. Please make sure you fully understand every detail and fee structure before signing an agreement here.
